Tennesse is the true south, it's that first taste of honky tonk bars, cowboy boots, and biscuits and gravy. it's where locals say ya'll, you're neighbor's home sits on a ranch or farm, and there's more horses for pets than dogs or cats. it is true southern charm, and a place where farmhouse decor lived before joanna gains ever made it 'cool.' i absolutely love farmhouse style homes but this one has it's own spin, it's minimalistic and clean and has hint of shabby chic mixed in. this new york native made Texan and now a Franklin resident, knows what she likes and how to put it together to create the most inviting space and home for herself and her guests.

this home is absolutely 'lived in.' her nieces, nephews, sisters, and brother in laws are constantly coming into town to visit, shop, and have a little fun on Broadway (just a 30 min drive). there are stuffed animals from her childhood and her late parents, a rocking horse which she found years ago in new york in an antique store... and lots more personal touches.
but we're here to focus on the one of a kind antiques, the ones she bought right here in the south, some from kentucky, some from georgia, and many from right here in franklin, tennessee.

this room is meant to be the 'dining room;' it sits next to the butler's pantry. but here, most parties and dinners are casual so this room has been used to display her favorite desk, a hand-me-down from her grandparents build in the 1920s. a simple but detailed cabinet against the far wall shelves antique dinnerware, you know, the good stuff.

the living room is open concept, so you'll get a glimpse of the couch and console table from the front door. there's an electric fireplace wrapped in stone and the rocking horse. her shitzu, Max has one of his many bed's here for when they read and watch tv together.

a photograph from her parents home in Texas hangs on the wall behind a slipcover couch, perfect for anyone with kids or pets. the sofa is a perfect contrast to the antique console table. and a touch of shabby chic in the floral pillows to tie in all her favorite things.


it's the small details, the rustic aspect that plays off her otherwise new home, are what make this space special and inviting for her and her guests. such as, the tray table found in the first guest room up the stairs. there is a statement ceramic pottery vase lamp with simple baby's breath. the lotion is a nice touch to make the room and guest feel a little pampered.

downstairs, off the living room is the kitchen which is home to a separate pantry and a beautiful island. it's gorgeous! but we've seen these kitchens before so let's look at the details...

this bowl was found thrifting, and sits center of the kitchen table. again, a perfect contrast to the rustic table, bench and chairs that surround it.

and possibly my favorite piece; perfect for parties or just to have filled with water (to remind us that we need to drink more) this glass dispenser. there's nothing like this in any of the stores you'll find in your standard mall that's for sure.

the master bedroom is huge, and also holds a lot of character, true to the nature of her home: combining minimalism with rustic farmhouse and shabby chic details....




and on your way out... this spin off of a credenza. the painting she chose offers a 'wow factor' and some color to the space, and the pitcher... just perfectly paired with the rustic wood it sits upon.

if you love this type of home decor, i'd suggest looking up local antique stores or thrift shops; estate sales are wonderful for this type of thing as well. these small details make the home, and they tell you something about the owner.
i personally love seeing how other people style their home, it gives me great inspiration. and you know there's nothing i love more than a re-used or re-cycled piece whether its decor, furniture, or clothing. hoping i can gather a few more homes to show you, but in the meantime, have a great weekend!
